How tenant-improvement electrical is scoped to a date and a floor plan

A TI is a date, a set of drawings, and whatever the last tenant left. The panel has to take the new floor — that is named before walls move.

  • What is staying vs coming out

    Furniture power, lighting, and leftover circuits from the last tenant are the existing condition. The drawings say what has to land. Comments from the city or the landlord land on that same sheet.

  • An occupied floor

    A buildout on a floor that is still working is access, noise, and a shutdown window. Office, retail, and warehouse packages are different because the hours and the loads are different.

  • Kitchen and medical are not office packages

    A restaurant is dining and kitchen on one service. Medical and dental suites have imaging, chairs, and compressors that cannot share a waiting-room circuit. Those have their own pages.

  • The panel still has to take it

    A new floor plan on a can with no spaces, or on a service that is already close, is two jobs. That is the first read, not a surprise at inspection.

What to send before a bid date.

Do you work from the architect’s electrical sheet?

Yes — and from what is actually in the space. The last tenant’s leftover is often the real condition. Send the floor plan, the date, and photos of the panel.

Can the floor stay open during the work?

Often, with phasing. Occupied office and retail are staged so power and lighting keep the open side running. The shutdown window is named before the day.

Is a restaurant the same as a retail buildout?

No. Dining and kitchen on one service answer to different authorities. Start at restaurant electrical when both are in play.

What do you need from us?

The date, the floor plan, who has to sign off, and photos of the existing gear. Nameplates if the line is changing.
